If repair quotes total more than 30% of replacement cost, replace. You'll spend that money on a roof that's already on the clock.

Rule 2: The Age Rule

  • Shingle past 18 years: lean replace
  • Concrete tile past 22 years (original underlayment): lean lift-and-relay
  • Foam past 25 years (no recoats): lean replace
